Getting to know you!
The first step is the Get to know better, you and your project better. Here you can tell us about your dream house. In that step is crucial you make all your concerns and expectations clear. This will make the search process more effective.
We provide a cost overview. Here you’ll be able to see all costs involved in the purchase of a property (including taxes, fees, etc.)
In case you need financing, we’ll put you in touch with a mortgage broker, then you will have a estimative about the financing you can get.
In case you are a foreigner there are some extra requirements for purchasing a property in Spain we shall advise you about.
Now we are ready! Let’s start the search process!

Searching phase
We shall search the entire property market and our network to find your new home. We shall send you a selection of properties according to your specifications, and then you can choose your favorite ones.
Well, then proceed with organizing the visits to your chosen ones. You can have us there to translate, ask the right questions, and advise you.
In case you are abroad, we visit ourselves and provide relevant information about the property to help you decide if you want to go further.
In our search, we always do our best to eliminate waste of time, and resources and have clarity from the beginning.

Negotiation & Due Diligence
If you wish, we can negotiate the best possible price on your behalf.
Once we’ve reached an agreement with the vendors, it’s time to make a reservation payment, draft a downpayment contract, and start the due diligence.
During due diligence, we’ll request all necessary documentation.*
Before this stage, we’ll also instruct you to get your documentation sorted. You’ll need an NIE (foreign identification nr) and a Spanish bank account (is optional), for the purchase of a property.
Only once everything checks out, will we encourage you to proceed!

Closing the deal
During due diligence, we’ll have booked a notary, who will have drafted the property deed.
If you need a mortgage, a few days before signing, you will visit the notary, to get explained the mortgage * conditions (mandatory by law in Spain).
On the day of the deed you will meet the vendors at the notary, sign the property deed, and pay out the remaining balance.
And that’s it! The property is as good as yours! You have to comply with tax authorities’ procedures after the deed.
